FLORIDA'S EXPERT
Milestone Inspections
Condominiums and residential cooperatives that are three or more stories tall must have a Milestone Inspection by the time they turn 30 years old and then every 10 years thereafter. These inspections must be completed by December 31 of the year the building reaches 30 years of age, and every 10 years thereafter.
- If a building reached 30 years of age before July 1, 2022, the initial inspection had to be completed by December 31, 2024; if it reaches 30 years of age on or after July 1, 2022, and before December 31, 2024, the initial inspection must be completed by December 31, 2025. Local enforcement agencies may require earlier inspections at 25 years based on local circumstances, including proximity to salt water.

Property Condition Assessments
Property Condition Assessments (PCAs) performed in accordance with ASTM E2018 standards are a valuable tool for Property Managers, Building Owners, Lenders, Investors, and Commercial Real Estate Buyers involved in acquisitions, refinancing, or leasing.
- These assessments help identify deferred maintenance, structural concerns, and other conditions that may affect a property’s value or performance.
BROWARD & MIAMI-DADE COUNTY
Recertification Inspections
- In Miami-Dade County, most buildings built on or after 1993 must undergo recertification at 30 years of age and every 10 years thereafter. Condominium and cooperative buildings that are three stories or taller, located within three miles of the coastline, and built on or after 1998 must undergo recertification at 25 years and every 10 years thereafter.
- In Broward County, the Building Safety Inspection Program applies to buildings and structures once they reach 25 years of age, with follow-up inspections every 10 years. Broward exemptions include, among others, single-family, two-family, three-family, and four-family dwellings with three or fewer habitable stories, fee simple townhouses, and minor structures under 3,500 square feet.
